As part of this, Butler Heating & Air offers Planned Maintenance Agreements to help keep your system running.

 

Our Planned Maintenance Agreement is a biannual check of your heating and air conditioning system. One check in the spring, before the cooling season begins, will help prevent a catastrophic failure in the middle of summer. Another check in the fall, before the heating season, will help keep your home nice and warm on those cold winter nights. In addition, Planned Maintenance Agreement customers are given higher priority service in the event of an unexpected emergency. The Planned Maintenance Agreement also gives customers a 10% discount on any necessary parts to make the process as easy as possible.

At-Home Furnace Maintenance Tips

Taking care of your heating system is one of the most important things you can do. It can save you money on your electric bill and ensure your system lasts for a long time. Here are some things you can do to keep your furnace maintained.

  • Start by looking at your furnace. Make sure there is no black soot around the system. Next, turn on the thermostat and set it above room temperature, so the furnace comes on. Look at the flames in the burner. You want to see a steady, blue flame. Also, listen for questionable noises or vibrations while the furnace is on and smell for any gas leaks.
  • After the visual inspection, turn the thermostat off and switch the power off at the furnace (or flip the breaker if the furnace does not have a power switch). It's very important that you turn off the gas line if you are performing any kind of gas furnace maintenance. The gas line should have a shut-off valve near your gas meter.
  • Once the furnace has cooled, open the furnace door. Use a vacuum with a long nozzle to clean out the furnace base. For areas your vacuum can't reach, such as the fan blades, use a damp cloth to wipe away dust.
  • If your blower has a fan belt, inspect it for cracks or fraying. You can also check the tension by pushing down in the center of the belt. If it deflates by more than half an inch, it will need to be tightened. Butler Heating & Air can assist you with tightening or replacing the fan belt.
  • Replace the furnace panels and turn the furnace power and gas pack on. You may need to relight the pilot light. The final item on our gas furnace maintenance checklist is to inspect and change the filter. Your filter may need to be changed as often as once a month during heating season. Be sure to check it often to keep your air clean and your family breathing easy.

At-Home AC Maintenance Tips

Your air conditioner works hard for you in the summer, keeping you and your family cool during a heat wave. Taking care of your system will help ensure that it takes care of you for years to come.



In most homes, central air conditioners work together with an existing forced-air system to cool and circulate air. The air is cooled when it passes over the central air conditioner's evaporator coil, which is the system's main component located inside the house. The cooled air then travels through the ducts into the home while room-temperature air is pulled into the furnace's return air duct, beginning the cycle again.

  • The condenser unit, which is located outside the home, is the other main component of the central air conditioning system. The evaporator coil and condenser are sealed systems, requiring a professional technician's servicing. However, homeowners can perform basic air conditioner maintenance to keep the system's components clean and functioning properly.
  • The evaporator is usually located above the furnace in the plenum. If the front of the plenum is covered by foil-wrapped insulation, you should be able to clean the evaporator - but if you're not comfortable cleaning the evaporator yourself, a professional technician can do this as part of your A/C system's annual maintenance. 
  • Carefully remove the insulation from the front of the plenum, which may be taped in place. The A/C access plate should be located behind the insulation - remove the screws securing it to the plenum to gain access to the evaporator. 
  • The underside of the evaporator should be cleaned with a stiff brush. When the coils are free of dust and dirt, clean the tray below the evaporator, then replace the access panel and insulation. Periodically cleaning the evaporator allows heat to transfer easily from the air to the coils and can help maximize the air conditioner's efficiency.
